LIV Albert stands on the traditional lands of the Wurundjeri People of the Kulin Nation. The site combines several parcels of land once home to the Hoffman Brickworks and Quarry, which operated until the mid-1940s.
As a Build-to-Rent neighbourhood, LIV Albert is designed to foster a strong, long-term community. The project balances the needs of the developer, residents, and the wider area, with a focus on high-quality construction and generous public and private spaces.
A new north–south pedestrian link now connects Albert Street to Clifton Park, opening up the site and extending the parklands inward. Lush landscaping and mature trees provide shade and softness, while clear sightlines ensure safety and flow. At the centre, a landscaped pavilion will act as a welcoming meeting point between the development and the park, offering amenity for residents and the local community alike.
The architecture draws from Brunswick’s eclectic, practical character, making the building’s structure, circulation, and shared spaces visible and celebrated in the design.
Sustainability is at the core of the project. LIV Albert targets an average 8.2-star NatHERS rating, integrates solar energy, and operates with fully electric HVAC and hot water systems, avoiding fossil fuels.
We acknowledge the Wurundjeri people of the Kulin Nation, the Traditional Custodians of the land upon which LIV Albert stands. We recognise their continuing connection to land, waters and culture.
