LIV Albert Fields is located on the traditional lands of the Wurundjeri People of the Kulin Nation. The site brings together several parcels of land that, until the mid-1940s, were part of the Hoffman Brickworks and Quarry.

As a Build-to-Rent development, LIV Albert Fields prioritises the creation of a long-term, thriving community. The project seeks to harmonise the objectives of the developer, residents, and local community, placing a strong emphasis on build quality and the provision of high-quality public and private amenities.

Pedestrian lines have been formalised through a generous north-south axis connecting Albert Street to Clifton Park. This opens up a wide, inviting public realm, with landscaping and mature trees providing softening and shade. The pedestrian connections create a porous edge while maintaining clear sightlines, extending the parklands into the site and encouraging visitors to move through. At the heart of these pathways, a landscaped pavilion will provide a welcoming interface between the development and parklands, offering amenity for both residents and the wider community.

Architecturally, the project takes inspiration from the simple, rugged, and eclectic character of Brunswick. Functional elements — structure, circulation, and communal amenities — are celebrated and expressed in the built form wherever possible.

Sustainability is central to LIV Albert Fields. The development targets an average of 7.5 stars under NatHERS and integrates solar power, while all apartment HVAC and hot water systems are fully electric, avoiding fossil fuels. Provision has also been made for a significant number of shared vehicles, supporting sustainable transport options for residents.

We acknowledge the Wurundjeri people of the Kulin Nation, the Traditional Custodians of the land upon which Nightingale Skye House stands. We recognise their continuing connection to land, waters and culture.
